You get full representation — expert advice, tough negotiation, and my complete attention from start to finish. Then, when the deal closes, I give you 1% cashback of your purchase price. Buy for $1,000,000? You’ll get $10,000 back. Simple as that.

Q What do you include for the 1% listing fee?

Full service from start to finish. Professional marketing with HD photos, 3D tours, custom property websites, floor plans, and professional cleaning. Smart pricing strategy, copywriting, showing feedback tracking, and negotiation. Staging options that fit your place. Staging advice is included. Light staging is available. A la carte at cost staging is available for larger spaces. The goal is simple. Make your home look incredible and get you the strongest result.

Fine print. The 1% listing fee covers the listing agent side. It does not include the cooperating buyer agent commission which is typically 2.5 percent in Toronto.

Q Why do you offer just 1%?

Short version. I care about value. I am not greedy. I do not live a lavish lifestyle or have fancy tastes. I am a local Junction guy who loves the simple stuff. A park, a good coffee, my dog, time with family and friends. I also think the traditional commission model pays agents too much for many situations. Times are tough. Prices are up on everything. I hate overpaying too. So I built a model that gives real value and full service at a fair fee. It solves a real problem and I am proud of it.

Q Can you truly deliver full service at 1%?

Yes, absolutely. You get the same professional prep, marketing, strategy, and negotiation that I would want if I were the seller. The fee is lower. The bar for service stays high.

Q Can I test your services or see a sample before I commit?

Yes. I can prepare a complete and detailed home analysis for you. You will see how your home compares to what is on the market and what has sold. You will see positioning, timing, target buyer profiles, and a pricing strategy that fits your goals. It shows my detailed, meticulous, and strategic approach to getting your sale right.

Q How long is the contract and what if I am not happy?

Typical Toronto listing agreements are 60 to 90 days. If you are not happy or you feel a change is needed, you can cancel with me. No drama. I do not hold clients hostage. I earn trust by doing the work and delivering results.
