Q What do you include for the 1% listing fee?

Full service from start to finish. I help you get your home ready, including staging advice and free minor staging so it shows beautifully. We bring in professional cleaning, HD photos, floor plans, and an online 3D walkthrough, plus a custom listing page and strong online marketing to expose your home properly.

You also get a smart pricing strategy, strong listing copy, showing feedback, and hands-on negotiation to maximize your result. The goal is simple: make your home look incredible and help you walk away with as much as possible.

Fine print. The 1% listing fee covers the listing agent side. It does not include the cooperating buyer agent commission, which is typically 2.5% in Toronto. Total commission is usually about 3.5% + HST.

Q Why do you offer just 1%?

I do not believe in charging people more than I need to. I am a local Toronto guy who values fairness and simplicity, and I think real estate fees should reflect that. The traditional model often pays agents too much for many situations. My full-service, fair-fee model gives clients real value without cutting corners. It is better for people and it feels right.

Q Can you truly deliver full service at 1%?

Yes. The fee is 1%. The effort is 100%.

I bring the same full-service prep, professional marketing, strategy, and negotiation I would want if I were selling my own home. High-quality work at a fair fee. That is the model.

Q Can I test your services or see a sample before I commit?

Yes. I can prepare a complete home analysis so you can see exactly how I work. You will see how your home compares to recent sales, current competition, and what buyers in your area are responding to.

Q How long is the contract and what if I am not happy?

Typical Toronto listing agreements run 60 to 90 days, but if you are not happy, you can cancel with me. No drama, no pressure, no guilt trips. I earn trust with results, not contracts.
