If you've started thinking about downsizing, you're certainly not alone.
In fact, it's one of the conversations I've been having more and more with homeowners across Toronto.
For some, the kids have moved out and the extra bedrooms are rarely used. For others, maintaining a larger home has become more work than enjoyment. And for many, it's simply about looking ahead and asking, "Does this home still fit the lifestyle I want over the next five, ten or twenty years?"
The truth is, downsizing isn't really about moving into a smaller home.
It's about moving into the right home.
Whether that's a condo in the city, a bungalow with less maintenance, a townhouse closer to family, or even deciding to rent instead of own, every homeowner's situation is different. There isn't a one-size-fits-all solution, and that's exactly why it's worth taking the time to explore your options before making any decisions.
It's More Than Just a Financial Decision
When people hear the word "downsizing," they often think about saving money.
While that can certainly be one of the benefits, I don't think it's usually the biggest reason people decide to move.
More often than not, it's about simplifying life.
Less time maintaining the house.
Less money spent on repairs.
Fewer weekends dedicated to yard work.
More flexibility to travel.
More time with family.
Less stress.
After spending years building a home around raising a family, many homeowners eventually reach a stage where they want a home that's built around the life they're living now.
The Emotional Side of Downsizing
This is the part that doesn't get talked about enough.
You're not just selling four walls and a roof.
You're saying goodbye to a place where birthdays were celebrated, holidays were spent together, children grew up, and countless memories were made.
It's completely normal to feel excited about the future while also feeling emotional about leaving a home you've loved for many years.
One feeling doesn't cancel out the other.
In my experience, homeowners who give themselves time to prepare emotionally usually find the transition much easier than those who feel rushed into making a decision.
Will Downsizing Actually Save You Money?
Sometimes.
Sometimes not.
A smaller property can certainly reduce your monthly expenses through lower utility bills, less maintenance, and potentially lower property taxes.
However, there are also costs that many people don't think about until they're already planning their move.
If you're purchasing another home, you may need to budget for:
- Land Transfer Tax
- Legal fees
- Moving expenses
- Home inspections
- Minor renovations or updates
- New furniture that's better suited to your new space
- Monthly condo maintenance fees if you're purchasing a condominium
That's why I always encourage homeowners to look at the complete financial picture instead of simply comparing the value of the home they're selling with the one they're buying.
Every situation is different, and a well-thought-out plan almost always leads to a better outcome.
What Are Your Downsizing Options?
One of the biggest misconceptions is that downsizing automatically means buying a condo.
That might be the right choice for some people, but it's certainly not the only option.
You may decide that a smaller detached home or bungalow gives you the right balance of space and reduced maintenance.
Others prefer a townhouse that still provides outdoor space without the upkeep of a larger property.
Some homeowners decide renting is actually the better lifestyle choice, allowing them to unlock the equity in their home while eliminating many of the responsibilities that come with ownership.
And for others, a retirement community may provide the perfect combination of convenience, amenities and social opportunities.
The important thing isn't choosing what worked for someone else.
It's choosing what works best for you.
Are There Any Government Incentives?
This is one of the questions I get asked most often.
Surprisingly, there isn't currently a federal or Ontario program specifically designed to encourage homeowners to downsize.
However, there are still some important financial considerations.
If the property you're selling qualifies as your principal residence, any capital gain is generally exempt from tax under Canada's Principal Residence Exemption, although the sale still needs to be reported on your tax return.
As with any major financial decision, it's always a good idea to speak with your accountant or financial advisor beforehand, particularly if you've owned rental property or have more complex tax circumstances.
When Is the Right Time to Downsize?
There isn't a perfect age.
There isn't a perfect market.
And there isn't a perfect answer.
The right time is when your current home no longer supports the lifestyle you want moving forward.
For some people that's in their late fifties.
For others it's well into retirement.
And some homeowners decide that staying exactly where they are is still the best decision.
There's absolutely nothing wrong with that either.
My Thoughts
One thing I've noticed over the years is that the homeowners who have the smoothest downsizing experience usually aren't the ones who move the fastest.
They're the ones who plan ahead.
They've already started decluttering.
They've researched different neighbourhoods.
They have a good understanding of what their current home is worth and what their next home might cost.
Most importantly, they've given themselves time to think about what they really want the next chapter of their life to look like.
Downsizing shouldn't feel rushed.
It should feel exciting.
Because at the end of the day, this isn't really about moving into a smaller home.
It's about moving into a home that's the right size for your life today.
